Why after tax
In all three countries the tax rules for individual landlords are where the real differences between properties and owners show up: Section 24 in the UK, depreciation and passive losses in the US, and from 1 July 2027 the new negative gearing and CGT rules in Australia. Two people buying the same property can end up with very different returns. We try to show that honestly, with the working visible.
How we check our numbers
Tax rules come from legislation and official guidance, each saved and cited on the methodology page. The calculators are tested against published official examples before each release, and changes are logged on the changes page. Where the law is not settled — for example the definition of a new residential dwelling in Australia — the calculator says so next to the result.
What we are not
We are not a lender, broker, accountant or financial adviser, and nothing here is personal advice. We don't take applications or store your inputs on a server: the calculators run in your browser.
Editorial standards
- Publisher. YieldAfter publishes and maintains every page and calculator on this site.
- Primary sources first. Tax rates and thresholds come from legislation and official tax-authority guidance (HMRC and GOV.UK, the IRS, the ATO, state revenue offices). Each source is saved as a dated snapshot and cited next to the rule it supports.
- Every rule has a status. Confirmed, announced, assumption or not yet settled. Anything that is not confirmed is shown next to the results it affects.
- Versioned rules. Each country's rules carry a version and review date, shown in the footer, and are published in full on the methodology page.
- Tested before publishing. Calculations must reproduce official worked examples exactly, and frozen reference scenarios must not change without an explanation. A failing test stops publication.
- Changes are logged. Every change to a rule or a formula is dated on the changes page, including corrections.
- Independent. No lender, broker or adviser pays for a result or a ranking. The site is free to use; any advertising is labelled and never changes a calculation.
Corrections
If a number looks wrong, email contact@yieldafter.com with the page and your inputs (the "copy link" button captures them). We check it against the sources, fix it if it's wrong, and record the fix on the changes page.
