  • Not yet settled: The ACT Revenue Office page still shows rates for transactions from 1 July 2025; the ACT usually updates duty each 1 July, so 2026–27 rates may differ.
  • Assumption: ACT land tax rates and thresholds are held at today's levels in later years, while land value grows with the price.
  • Assumption: No rules are published yet for 2028-29 to 2035-36; the 2027-28 rules and thresholds are held constant.
  • Not yet settled: “New residential dwelling” depends on a ministerial instrument not yet made (Treasury Tranche 2). New-build results assume the property will qualify.
  • Announced: The 14% rate for 2027-28 is legislated but the ATO rates page only lists years to 2026-27.

Worked example

A $750,000 property in Australian Capital Territory with $400,000 of land value. Stamp duty at the general rates is $22,200 (2.96% of the price), which with a $150,000 deposit and $2,500 of other costs makes $174,700 of your own money.

Land tax in the first year is $4,488; it is recalculated each year as the land value grows. After all running costs, interest at 6% and tax, year-one cash flow is -$8,538, and the after-tax IRR over 10 years is 7.8%.

Australian Capital Territory stamp duty for investors

The ACT charges non-owner-occupiers a separate, higher duty scale than owner-occupiers. The latest table published was for transactions from 1 July 2025; the ACT usually updates duty each 1 July, so check current rates before you rely on this figure.

ACT land tax applies to every rented residential property with no tax-free threshold: a $1,778 fixed charge from 1 July 2026 plus a valuation charge on the five-year average unimproved value. Holdings are not aggregated.

Land tax depends on land value, not the price, and on your other holdings in the same state. Apartments usually carry far less land value than houses.

What this page does not include

  • First-home, off-the-plan, pensioner and other concessions (they rarely apply to an investment purchase).

Is land tax deductible?

Yes, for a rental property land tax is a deductible running cost. The calculator includes it in costs, so it reduces taxable rent (and any quarantined loss).

Is stamp duty deductible?

No. It is part of the property's cost base for capital gains tax, which reduces the taxable gain when you sell.

Why is my land value not the price I paid?

Land tax uses the Valuer-General's land (or site) value, which excludes the building. Check your latest land tax or council rates notice.
